Private Mortgage Financing Partners, LLC is a true direct lender: - We have funds available when you call - There are no investors to review the loan a second time - The process can be expedited because the true direct lender is lending his own money, not someone else's - We lend up to 60% of appraised value with no seasoning requirements & no minimum investment - No credit check or detailed application forms required - We usually render a decision in 24 hours - Our Loans are interest only, paid monthly and due in one year, or can be amortized over 25 years with a 5 year balloon - We make 1st lien loans, with interest rates of 10% - 12%, with 3 - 4 points at closing - No application fee or other costs are due up front Our loans are asset based: the real property itself is the basis of our lending decision. If a property is producing or can produce sufficient income to pay our note and the value of the property will fully secure the note and provide sufficient equity, then the borrower's credit is not an issue. Instead of concentrating on minute details of the borrower's credit history as institutional lenders do, we concentrate our due diligence efforts on the real estate securing the loan. Private Mortgage Financing Partners, LLC seeks to purchase existing commercial mortgage loans in the following categories • Loans that have matured, or will shortly mature and the current note holder does not want to renew • Loans that are in default of mortgage or deed of trust covenants and the current note holder wants to remove from their books • Loans that are in payment default We buy commercial notes secured by real property located anywhere in the U.S. Principal unpaid balance $200,000 to $4,000,000.
