Great idea, but several crucial flaws
Overall, I liked the concept of Markelaarsland, especially from a price and flexibility standpoint. The process started quickly, but issues became clear around valuation and promotion. The valuator was not very strong, and overall market knowledge seemed lacking. Promotion of my property started on a Tuesday evening, clearly not an optimal moment. During a challenging sales process, engagement and proactive support were minimal. When restarting the process, I was told the listing could go live on a Saturday, only to hear later this was not possible. It seems they never manage to publish offers early in the morning either, which clearly reduces visibility. The approach feels more process-oriented than truly focused on getting the best result. On top of that, their document management system is limited: uploading updated documents always requires manual help, and there’s no feature to set a bidding deadline. In short: the idea is good, but execution is lacking. Especially if you expect a hands-on, market-savvy partner who will maximize visibility and sales momentum.
You get what you pay for
You get what you pay for and it is the cheapest option for a reason. The best experience I had was before I signed up, their sales team was great. After that I paid 1600 EUR for a posting on Funda and the professional pictures. The rest of the work I did myself, all the documentation, writing the listing, even when receiving bids the team was so slow that potential buyers ended up calling me, and I called Makelaarsland to ask them to check what they had received! I have sold my house now, but other than the fact you cannot post on Funda without an estate agent, there is no added value here.
Frisia Makelaars De Haag
Extremely disappointing experience with Frisia Makelaars in The Hague. After deciding on an apartment, I waited two weeks just to receive the contract. The move-in date was pushed around, communication was non-existent, and I was left completely in the dark regarding key handover and basic practical information. I even received a rental invoice before anyone bothered to inform me about move-in procedures or parking questions I specifically asked about. No phone calls, no replies, no updates — just silence. This level of service is unacceptable, especially when people are planning a move and need clarity. Based on my experience, I would strongly advise others to be cautious when dealing with Frisia Makelaars. Professionalism and communication should not be optional in this industry.
Very Poor Service and expertise, Avoid if Possible
I had a very disappointing experience with Makelaarsland's purchasing service. Despite paying for a package that promised five house check-ups for €600, the support provided was extremely poor and felt rushed, as if their main goal was to push me into buying quickly so they wouldn’t have to do more work. They consistently avoided doing any in-depth document reviews, likely because it would take more time. In one case, I asked for their advice on a property, and they estimated it at €250k. That same house ended up selling for €280k – a huge gap that shows how inaccurate and unhelpful their input was. Even worse, they advised me to consider a second property without disclosing that it didn’t yet have the proper legal documentation. No responsible agent would suggest a buyer proceed under those conditions. When I raised concerns about their service, they simply replied that they weren't present during the viewings – which is exactly the problem. They take no responsibility and offer no meaningful guidance. It felt like I paid for a service that was never truly delivered. I cannot recommend Makelaarsland based on my experience. If you're looking for real support and professional advice during your home-buying process, I strongly suggest looking elsewhere.

Hun verkoopverhaal via de telefoon is overtuigend en belooft uitgebreide ondersteuning als "aankoopcoach". Dit wekt enthousiasme en vertrouwen in hun dienst. Bij het ontvangen van het contract per e-mail, dring ik er bij u op aan het grondig meerdere keren te lezen om er zeker van te zijn dat u elk detail begrijpt. Het contract vermeldt dat u €1250 betaalt voor hun service, die de analyse van vijf panden omvat. Verwacht niets meer dan dat. Hun pandanalyse bestaat uit het voorlezen van een Calcasa-rapport (ter waarde van €95) via de telefoon. Alles wat ik van de coach hoorde, was al beschikbaar via mijn eigen onderzoek met behulp van gratis of minder dure diensten. De service van Makelaarsland is de kosten niet waard. In mijn geval ontving ik slechts een analyse en won ik mijn bod op dat pand. Toen ik klaagde over de service, was hun reactie dat ik dankbaar moest zijn voor het succesvol kopen van een huis in deze markt en dat ze voldeden aan de contractvoorwaarden. Dit is technisch gezien waar, maar het benadrukt het belang van het grondig lezen en begrijpen van het contract voordat u het ondertekent. ### Review of Makelaarsland Service In the current housing market, buying a home is incredibly challenging. Desperation can set in, leading potential buyers to seek any possible advantage. However, I strongly caution against using the Makelaarsland service. Their service is overpriced and offers minimal value. Their phone sales pitch is compelling, promising comprehensive assistance as a "purchase coach" (aankoopcoach). This creates enthusiasm and trust in their service. Upon receiving the contract via email, I urge you to read it thoroughly multiple times to ensure you understand every detail. The contract states that you will be charged €1300 for their service, which includes the analysis of five properties. Do not expect anything beyond this. Their property analysis consists of reading a Calcasa report (worth €95) to you over the phone. Everything I learned from the coach was already available to me through my own research using free or less expensive services. Makelaarsland’s service is not worth the cost. In my case, I only received one analysis and won my bid on that property. When I complained about the service, their response was that I should be grateful for successfully buying a house in this market and that they fulfilled the contract terms. This is technically true, but it highlights the importance of thoroughly reading and understanding the contract before signing it. Be aware that you are paying €1250 for the analysis of five properties.
Waste of Money
The agent was pretty much useless. Not answering from time to time and not capable to give any sort of help. Throwing money out of the window would have been better.

I've made six offers within the range suggested by Makelaarland, but I've literally received nothing in return—no success at all! I paid 640 euros, but they don't seem to appreciate good service. Truly worthless! I wasted my money for nothing, I would say. I couldn't see any effort to help me buy a property. They didn't do anything different from what I would do with my limited market knowledge. Additionally, numerous bugs and problems in their application and website are affecting the product and platform. This is not a reliable broker. You have to wait hours for a response. When I asked to terminate my contract, they didn't even care about that!! LOL! also I tried to contact with top managers, but no response at all! I am very disappointed. A very bad experience. Hopefully, I only had a remote experience! otherwise, we would have lost 2950!
